The "game" I'm referring to is the home selling game and, boy, has it changed! In the last two
decades in the U.S., we had an unprecendented run of appreciating home values. Nothing like that had ever happened
before.
During the same period, we experienced a tidal wave of technological changes that has absolutely altered the way
we live. Nothing like that had ever happened before either!
The Competition Is Red Hot!
These two monumental forces created a perfect storm in the house selling industry. Realtors were not
ready for the impact it has had.
First, the housing bubble burst, leading to a glut of houses on the market and lower sale prices. Buyers gained
the upper hand. Sellers found themselves competing in an intensely competitive market. And they weren't too happy
with the results they were getting.
Realtors have had no answer.

Second, technology has had a major impact on the house selling industry, especially
realtors.
Revolutionary advances in communication and information technology have changed the way houses
are bought and sold. There are multiple listing databases, property websites and social
networks, and all kinds of house selling information available 24/7. The list goes on and on,
and it continues to change, faster and faster.
Once again, realtors have been behind the curve in using technology to help
homeowners. But home buyers and sellers have rapidly adapted to using technology to help
themselves.

As extensive as the changes have been, the house selling industry hasn't been affected as much as some. How about
the travel industry? It wasn't too long ago that if you wanted to plan a vacation or business trip, you pretty much
had to go through a travel agent. Soon, up sprang Expedia, Travelocity and Orbitz. Now, I can't even imagine using
a travel agent.

Middleman? What Middleman?
The same thing has happened in industry after industry. We can do just about anything without
the need of a live person.
You can see where I'm going with this. The time has come that we don't need realtors
either. No, we don't have an Expedia of house selling yet. But I think we will soon enough. And
in the meantime, all the tools are there for us to bypass the middleman and sell our own
houses.
I want you to be very clear about what I'm about to say.
When I talk about "selling" your own house, I don't mean just scraping by, spending a ton of
time and saving a few thousand on realtors' fees. I'm talking about selling faster and easier
than if you used a realtor, and for lots and lots of extra money. To me, that's worth
it.

Is technology really the answer to selling your house? No, it isn't. It has been a game-changer, but we need
some other things too. And this is S-OOO important. When selling a house, there are things you
must do that aren't flashy. They're easy to do, but not that interesting. These are "the
basics". They're things that people who sell houses professionally have always known.

 Proper staging is a low-tech
tactic that's a real moneymaker.

Take for example what to do before you start marketing your house.
It's very important to know what you should repair or discard around your house, whether you should
paint, and how to stage for the best effect. So much money is made or lost at this
stage.
Yes, you have to invest a little time and money. But the return on investment, both
in a higher sale price and in the time it takes to sell (time is money too!), is tremendous. Not to
mention the reduced stress.

These are the "old school" tactics that have been proven over and over.
When marketing your house, do you know how important it is to do things like letting your friends and neighbors
know personally that you are selling? (They'll help you a lot more if you actually ask them, rather
than just assuming they know by the "for sale" sign on the lawn.) How about posting and giving out flyers in the
few blocks around your home?
These low-tech activities have been shown to work big-time.

Now, when you combine this "classic" selling knowledge with advanced "Web
2.0" technology, then you've got something that can do some truly amazing things, when you do it
right.
By the way, "Web 2.0" is just how the media describes the latest ways to use technology on the internet. What
I'm interested in is what it helps me DO. When I'm selling my houses, "Web 2.0" empowers me to have access to
information I need, to market my houses, and to communicate with buyers. And all I need is a computer and an
internet connection!
Believe me, I'm not a tech geek. If you've ever shopped online or sent email, you can use "Web
2.0" to your great advantage.
Using this 1-2 punch of technology and "the basics" right means that you need to know what to do
and how to do it. What tools to use and which actions give you the most bang for the buck. And you need to do these
things consistently, not just dabble at it.

Finally, I know that information alone can not
replace the human touch. I haven't forgotten how important it is to be able to get answers when you have questions.
It's just as
important to be able to share information and experience with other home sellers. Home
selling in this country is a solo activity. There's no pool of collective wisdom
and insight you can dip into. You have to rely on your realtor. That's a
shame.
There are
many times when sellers could share, learn and profit from other sellers. And technology has
made this easy. In the new home selling formula, personalized and community support is
big. It's every bit as important as selling tactics and
technology.

I've talked about low-tech activities and high-tech tools and how each is vitally important to a
really profitable sale. This is a very important point.
You see, realtors almost universally don't do low-tech activities
well. Posting flyers and rearranging furniture are not what they consider high-level jobs. They would rather
not get involved. But you, as the owner, have a personal stake in this. It's easier for you to do too. You're right
in the house and it's your neighborhood. Really, these are jobs better suited for you to
do.
In the same way, while some realtors use high-tech tools like property
websites and virtual staging, they don't do it often or consistently. You the owner, on the other hand, can do
high-tech better once you know how. You're focused on one house that you know better than anyone - it's your
house. And don't you think your motivation will be higher too?
Keep these things in mind while you're mailing
in rebates, shopping rates for insurance or loans, and driving out of your way to get cheaper gas. Think about all
the time and effort you're spending to save... how much money? Then think about the value you're getting from a
realtor. Is a realtor really worth it?

Who Am I To Be Telling You All

By now, you might be at least a little bit skeptical. After all, I've been making
some pretty bold statements. So, let me tell you about my
qualifications.
My name is Deane Alban and as
a successful real estate investor, I've sold more houses in a year than an
